Sandhill Developments Built around land. Designed for partnerships.

For Trey, from Chris · November 4, 2026

Here's the plan for the site, based on our call and the direction you sent over. Short version: six pages, $2,900, live in two to three weeks.

The point

What the Site Is For

You've already put land under contract without a website, so the site isn't there to find deals. It's there for what happens after someone hears from you.

A landowner gets your letter, an agent gets your call, a developer gets an intro, and the first thing they do is look you up. The site needs to show them you're real and easy to work with, and then make it easy to reach out.

Most sites in this space are thin: a template, no names, nothing about how the deal actually works. Doing better than that isn't hard, and it's worth doing right.

10+ yearsHow long the owners you're mailing have usually held their land. Most of them weren't planning to sell.
30 days or lessYour cash close. The site says it plainly, right next to how a pre-sale works.
3 audiencesLandowners, agents, and developers, each with their own page and form.
From our call

What We Talked About

1

Trust first, traffic later.

Your first deals will come from letters, calls, and people you know. The site is where they go to check you out. Search traffic can come later.

2

Three kinds of people.

A landowner wants to know if this is real and fair. An agent wants to know what's in it for them. A developer wants to know if you can deliver. Each gets their own page and a short form.

3

Be clear about the deal.

Some deals close cash in 30 days, some go through a pre-sale. The site explains both, so nobody's surprised when they call you.

4

Partners now, home buyers later.

You want to start with agents and developers on land-home packages. Selling homes to buyers comes later, on its own site or section, so this one stays focused.

5

Start small, add what works.

The core pages now, with analytics on everything. Once you've closed a few deals and we can see what visitors actually do, we'll know what's worth adding.

What gets built

The Plan

Pretty much what you sent me: six pages and three audiences. Help people check you out, understand how you work, and get in touch.

The pages
01HomeWhat Sandhill does, where you focus, and a clear path for each audience
02Sell Your LandWhere your letters and QR codes point: who you are, how offers work, and a simple inquiry form
03Partner With UsAgents: land listings and pre-sale collaboration. Developers and investors: joint opportunities
04How It WorksProperty review to closing, step by step, for both a cash close and a pre-sale
05About SandhillReal people, local knowledge, the company story, and honest proof
06ContactDirect phone and email, and a quick route to the right form
Three paths

Landowners

Letter or QR code → offer page → verify → talk

Plain language, how the offer works, and a real person behind it.

Real estate agents

Outreach → partnership page → submit a deal

How a pre-sale on a land listing works, and why it pays them more than selling the land alone.

Developers

Introduction → capabilities → project conversation

Your process, your manufacturer relationships, and the kinds of projects you're looking for.

The forms

A short form for each

Each form asks only what you need to start talking. Everything comes to your inbox labeled landowner, agent, or developer.

If you print a code on your letters, landowners can type it in, so you know which mailing they're answering. Between that and the QR codes, you'll see which letters are working.

Look and feel

Your colors and fonts

Straight from your mood board. This page uses them too, so you can get a feel for it.

Real photos only

Florida land, actual parcels, and you. No rendered houses. The whole point is showing people you're real, so the pictures should be too.

Your logo

Set up sharp at every size, plus a simpler version for small spots like the browser tab, where the heron gets lost.

Phone first

Most people will scan your letter's QR code with their phone, so that's the screen I design for first.

Behind the scenes

Analytics

What people read, what they click, and where they leave, tracked on your own site with no cookie banner. Links on your letters show which mailings bring people in.

Search setup

Every page tells Google and AI tools like ChatGPT who you are and what you do, so when someone searches your name, they find you.

How it's built Custom, not a template

I code it from scratch and host it on Vercel, so it's fast on phones.

I'll move sandhilldevelopments.com off the Squarespace placeholder and onto the new site. You own all of it: the code and the domain.
